Site Vicar Street Hotel returns to market at reduced price of €10m – The Irish Times

Having failed to find a buyer at an indicative price of 12 million euros in October last year, a site with full planning permission for a boutique hotel next to the famous Vicar Street site is up again offered to the market for the lower figure of 10 million euros.

With a seating capacity of 1,050, Vicar Street, developed by entrepreneur Harry Crosbie, was Irish Music Venue of the Year five times between 2008 and 2019. Whoever develops the nearby hotel will be able to offer the access to premium tickets for customers.

The planning permission covers a 185-bedroom hotel with a rooftop bar and outdoor terrace restaurant in the heart of Dublin 8 and within walking distance of all major city center tourist attractions.

The site itself is located in the center of Freedoms, one of Dublin’s most historic and vibrant areas which dates back to the 10th century. The Liberties has seen significant new construction and redevelopment in recent years, primarily in the form of hotels, purpose-built student accommodation, residential projects and office buildings. Notable projects in the immediate area include the regeneration of Newmarket Square, the redevelopment of the Digital Hub complex and the upcoming Guinness Quarter at St James’s Gate.

The hotel developer, meanwhile, will have the opportunity to collaborate with the Vicar Street Concert Hall and benefit from the use of the registered name, Vicar Street Hotel, while also offering a VIP club for artists playing in Vicar Street, with the facility’s potential use for pre- and post-concert parties.

The links between the hotel and the place will be reinforced by promoting a “Rock-and-Room” concept for visitors.

In addition, artists and their entourage will be offered, when booking the room, premium room packages, with a view to building notoriety and an association between the hotel and major international stars. The Vicar Street Hotel branding must be included in all media promotions for the concert venue.
